Excavation is the first phase of the construction process. The first step is to lay out the shape of the pool in your yard, ensuring correct dimensions and elevations. Some cities require a layout inspection prior to excavation, others do not (a Southern Charm Pools representative will let you know). Following a layout inspection by your city (if required), the physical excavation of the hole begins. It is vital that the excavation is completed by experienced excavators as this is a critical part of the process which demands accuracy and professionalism.
Rebar – Every Southern Charm Pool has superior rebar sizing which exceeds code requirements to ensure a structurally sound pool to last in the years to come.
Plumbing – Schedule 40 PVC pipe, which will be beneath the deck will be installed and extended to the mechanical equipment location. This includes lines such as the main drain, skimmers, water features and any other mechanical lines that may be included in your contract. Licensed plumbers will be out to set up all the equipment and finish plumbing the pool. All piping is left pressurized and tested prior to gunite placement to ensure against any leaks.
Electrical – Our electricians will inspect your service panel and bond the steel structure into the pool decking to the equipment location.
Inspections – Southern Charm Pools will take care of all permitting and inspections throughout the process. All 3 of the steps listed here are required to be inspected by your city and/or county and must pass before moving to the next phase of construction.
This is a major step in your construction project, one of the dirtiest and certainly the noisiest. There are a few large trucks on site the day of gunite. This day is quite exciting! If you can be present at any of the stages, this is certainly one to witness. During this phase the walls, floor stairs, benches and light niches come to life. Beginning the next day, you should wet down the gunite shell twice a day for a week, to facilitate the curing process. Do not become alarmed if any water accumulates in the bottom of the pool.
At this stage our masonry crew will show up at the jobsite to do your coping and tile according to your selections. This stage can be a bit cumbersome as it is the slowest portion of your construction process. We are meticulous about our work, and this phase includes installation of the waterline tile, coping around the pool, and the spillway from the spa to the pool. If there are water features, such as weeping walls, a waterfall or grotto, this will also take place at this time. Any retaining walls will also be part of this stage. Our top-notch masons are seasoned veterans and take great pride in every stone or tile they professionally install. Masonry is a tedious phase, but the reward to the eye, as well as durability, will be enjoyed for decades to come. Our tile crew does not seal coping and pavers. If you would like to seal it on your own and would like product recommendations to seal the stone you select, please let us know and we will check with the material supplier. We recommend you wait 30 days after job completion before you seal the material.
We will first do a layout of the decking to show you where the concrete will be poured. Forming will be required for the deck stage. Rebar is once again, added for extra strength, it is actually dowelled into the gunite shell at points around the pool perimeter. Rebar will be laid out according to the city building code. If you have a stone covered deck (ex. travertine), our masons will return during this stage. At this phase, if you choose to add additional decking or make changes, we will need to draw it out, finalize the look and sign the change order to pay for additional costs. Once you are happy with the proposed layout, a decking inspection must be passed by your city and/or county before we pour the concrete for the decking. If you have selected Spray Deck as your deck surface, they will apply the texture and color to the concrete. This will typically be applied after the plaster is completed.
This is when you can plan that pool party! This is the final stage of your pool construction. This phase has 3 parts to the process that include: clean out (debris and trash removed from the pool), plaster/pebble application, and acid wash/fill. After the plaster is applied, we leave the pool filling with your water supply.
Start Up – Once your pool has reached the proper water level, we will return to start your filter equipment and make sure all integral components are functioning properly. Once we have everything operating, we will schedule a time for “Pool School” and give you complete instructions on how to operate the mechanical system and maintain your pool’s water chemistry.
Punch List – The Southern Charm Pool construction team will have a running list throughout the build process of items that need to be addressed, fixed or replaced. You are welcome to address any items or concerns at this time. We will work together to get anything on the list completed in a timely manner.
Final Inspection – The final inspection of a pool project usually entails checking to make sure everything is ready, safe, and up to CODE. The final inspection generally requires you to be at home the day of inspection to allow the inspector access to the inside of your home. The inspector will also look at our gas line hookups, electrical bonding, and fencing (gates must be self- latching and 54 inches high). Because this is the last inspection on your project, the inspector will be mainly looking to see that everything is completed correctly and safely for you to use your pool and your new backyard.
